Juan Mazzola — AnMa Construtora

AnMa Construtora (Andrade / Mazzola) is an architect-led construction studio in Florianópolis, founded in 2021 on a single idea: design and execution held to the same standard. Juan is the design half — a photographer's eye for proportion, light and detail — and he runs the Casas Açores build on the ground.

The part that matters for this guide: he lives on the island and made this move himself. The CPF paperwork, the notary appointment, the bank account, the question of which neighbourhood actually works for a family — those are not researched topics here, they are lived ones. When a chapter describes how a step feels in practice rather than only how the statute reads, that is where it comes from.

Why a builder publishes a relocation guide

Most foreign buyers who reach us are not asking about materials or floor plans first. They ask whether an American can legally buy at all, what the visa threshold really is, what a month actually costs, and whether their children can go to school here. Those questions came up often enough that writing them down properly was more useful than answering each one twice.

So the guide exists for a commercial reason, and we would rather say so plainly than pretend otherwise. What follows from that is how it is written:

• Primary sources, linked. Where a chapter states a legal threshold or a rule, it links the statute or the government page — Brazil's immigration portal, the Câmara dos Deputados text of Lei 14.955/2024 — not a competitor's blog post.
• Figures marked as indicative. Cost-of-living numbers move with the BRL/USD rate. Every budget states the rate it was calculated at so you can recheck it rather than trust it.
• The gaps stated, not hidden. The travel chapter says outright that there is no good direct connection from Dublin. A chapter that only lists advantages is marketing, not information.
